Zoning & Permitted Uses for Flex Suites (What's Allowed)

Light industrial zoning opens a lot of doors — here's what's typically allowed and what to verify before you sign.

One of the biggest advantages of flex space is permissiveness. Light-industrial and flex zoning typically allows a much wider range of activity than office or retail zoning, which is why so many hands-on businesses end up here.

Commonly allowed in flex/light-industrial suites:

  • Office and administrative work
  • Warehousing, distribution, and fulfillment
  • Light assembly and manufacturing
  • Showrooms and limited retail tied to the business
  • Trades and contractor operations (storage of vehicles, materials, equipment)
  • Auto service and detailing, makers and fabrication, fitness studios — depending on the jurisdiction

Things that usually need extra review:

  • Food and beverage production (health department, drainage, ventilation)
  • Heavy manufacturing or anything with significant emissions, noise, or hazardous materials
  • High-occupancy assembly uses (some fitness, event, or worship uses trigger occupancy and life-safety requirements)
  • On-site retail that draws heavy walk-in traffic

What to verify before you sign:

  1. Permitted use. Confirm your specific business activity is allowed in that building's zoning.
  2. Certificate of Occupancy / use permits. Find out what's required for your use and who pulls it.
  3. Parking and access. Make sure parking counts and truck access fit your operation.
  4. Build-out requirements. Restrooms, ADA, fire suppression, and egress for your occupancy type.
  5. HOA/association rules (for condo suites) on signage, hours, and exterior changes.
