Our Story
Where industry meets architecture.
Industrial Suites was founded by builders who were tired of the default — flat metal boxes, beige interiors, undersized doors, and ceilings that felt low the moment a lift went up.
We started designing the buildings we wanted to work in: dark-clad steel structures, full-glass overhead doors, generous 20-foot ceilings, and finishes detailed at the millimeter. The result is a category of industrial real estate that doubles as architecture — buildings that earn their place in the landscape and on the balance sheet.
Today we offer three ways to work with us: acquire an individual suite, lease a turnkey space, or commission a custom development from site selection through delivery.

Materials first
Architectural timber, brushed black steel, and full-height glass. We specify materials chosen to age well, not just photograph well.
Built once, built right
20' clear ceilings, oversized overhead doors, heavy-duty slabs. Our suites are engineered for the realities of industrial use.
Architect-led design
Every project passes through our in-house design team — proportions, sight lines, and lighting are resolved before a beam is set.
