What Is Flex Space? Office + Warehouse, Explained

Flex space blends finished office with open warehouse under one roof — here's exactly what that means and who it's built for.

Flex space is a single-story commercial building that combines finished office or showroom space at the front with open warehouse space behind it — under one roof, behind one door, on one lease. The "flex" is the point: you decide how much of the suite is office and how much is warehouse, and you can change the mix as your business grows.

A typical Industrial Suite runs anywhere from mostly-office (think a professional practice with a stockroom) to mostly-warehouse (a distributor with a small front office), with a roll-up overhead door for ground-level loading. Ceilings are tall — 20 feet of clear height is standard — so you can rack vertically, install a lift, or move tall equipment that a normal office or retail space could never handle.

Who flex space is for. Flex suites suit businesses that are too big for a garage or storage unit but don't fit a traditional office or retail lease: contractors and trades, e-commerce and distribution, makers and fabricators, auto and detailing shops, fitness studios, food and beverage producers, and professional or medical practices that also need storage or a lab. (See the full list on our Industries pages.)

Flex space vs. a plain office. Standard office leases almost never allow on-site work — no assembly, no equipment, no vehicles, no inventory beyond a closet. Flex space is zoned for light-industrial use, so you can actually do the work and store the materials in the same place your customers visit.

Flex space vs. self-storage. A storage unit holds your stuff; a flex suite is somewhere you run your business. You get your own address, a finished office, a customer-facing front, power and HVAC, and the right to operate — not just a locker behind a roll-up door.

The bottom line. Flex space gives a small business one professional home for everything: the desk work, the customer experience, and the hands-on work.
