Flex space is a single-story commercial building that combines finished office or showroom space at the front with open warehouse space behind it — under one roof, behind one door, on one lease. The "flex" is the point: you decide how much of the suite is office and how much is warehouse, and you can change the mix as your business grows.
A typical Industrial Suite runs anywhere from mostly-office (think a professional practice with a stockroom) to mostly-warehouse (a distributor with a small front office), with a roll-up overhead door for ground-level loading. Ceilings are tall — 20 feet of clear height is standard — so you can rack vertically, install a lift, or move tall equipment that a normal office or retail space could never handle.
Who flex space is for.
